The short answer
You own the home —
with no time limit.
Freehold means full ownership of the property without any time restriction. The ownership is registered with the Dubai Land Department (DLD) in the property register, and you receive a title deed in your name. You can sell it, rent it out or keep it, subject to the rules of the community and your contract.
For non-UAE nationals, this right exists in the areas Dubai has designated for foreign ownership. Dubai’s real property registration law (Law No. 7 of 2006) sets out how ownership is registered, and Regulation No. 3 of 2006 designates the areas where non-UAE nationals may own property and defines the rights they can hold.
Two ways to hold property
Freehold or leasehold:
the difference.
| What matters | Freehold | Usufruct / leasehold |
|---|---|---|
| Length | No time restriction — ownership continues indefinitely. | Rights are held for a set term, of up to 99 years. |
| What you hold | Full ownership rights over the real property. | The right to use or occupy the property for the term — not full ownership of it. |
| Registration | Registered in the DLD property register; you hold a title deed. | The rights are registered against the property, with an end date. |
| Resale | You sell the property itself, when you choose. | You sell what remains of the term. |
Most homes marketed to international buyers in Dubai are sold as freehold. If a developer or agent offers a leasehold or usufruct arrangement, ask how many years remain, what happens at the end of the term and how the rights are registered.
Where foreigners can own
Which areas are
freehold?
Non-UAE nationals can own property in the areas Dubai has designated for foreign ownership. Regulation No. 3 of 2006 lists these areas, shown on maps issued by the Dubai Land Department, and later resolutions have added land to the list. That means the picture is defined by law and official maps — not by a marketing label.
Many of the best-known communities are widely described as freehold, including Dubai Hills Estate, Dubai Marina and Dubai Creek Harbour. Still, ownership status is set per land plot: confirm the status of the exact property — through DLD’s title data or the professionals handling your purchase — before you commit.
