Acacia at a glance

Start with the setting.
Choose the actual apartment.

Acacia is an apartment development in Dubai Hills Estate. Emaar describes one-, two- and three-bedroom apartments, balconies and a setting overlooking Dubai Hills Park. Emaar ↗

That gives you a place to start. Your decision comes down to the particular unit: how its rooms work, what the windows face, how you reach the parking and what it costs to maintain. Do not assume every apartment has the same outlook or arrangement.

For the wider neighbourhood, explore our Dubai Hills Estate buyer guide. This page focuses on the questions to take into an Acacia viewing.

Space for your everyday life

One, two or three bedrooms?
Read beyond the number.

Emaar identifies these bedroom options at Acacia. Use them to narrow your search, then compare the floor plan and usable space of the actual apartment.

Bedroom options: Emaar. Viewing questions: our editorial checklist. This is not a live availability table.
OptionStart with your routineCheck in the apartment
1 bedroomWhere will you work, store everyday belongings and host visitors?Bedroom storage, room for a desk, living-room circulation and usable balcony space.
2 bedroomsWill the second room be a bedroom, guest room, office or a mix?Room dimensions, bathroom access, privacy between rooms and how furniture would fit.
3 bedroomsHow will a larger household share the living, dining and storage areas? The complete layout, bedroom separation, storage and whether shared living space meets your needs.

Separate indoor space from balcony space.

Ask how the advertised area is measured and compare it with the floor plan. A larger quoted total does not necessarily give you a larger bedroom or more usable living space.

The view from your window

Look at light,
privacy and the outlook.

The developer’s description highlights the park setting. At a viewing, check the actual unit’s orientation and what is visible from the living room, bedrooms and balcony.

  1. 01

Stand where you would spend time.

Look out from a seated position in the living room and from each bedroom. Check the position of neighbouring windows, roads and shared spaces rather than relying on a wide-angle photograph.

  2. 02

Visit when light matters to you.

If you work at home or expect to use the balcony in the afternoon, view it at a relevant time. Notice direct sunlight, shade and glare. A description such as “bright” does not tell you how the home feels throughout your day.

  3. 03

Use the balcony as you would at home.

Check usable depth, furniture space, privacy and the condition of doors and drainage. Ask management about the rules that affect your intended use.

  4. 04

Listen with the windows open and closed.

Listen from the bedrooms as well as the living room. Consider neighbouring units, corridors, lifts, roads and nearby activity. One quiet visit does not establish how the apartment sounds at other times.

Beyond your front door

Walk the whole
journey home.

Your viewing should include the building spaces you would use regularly. Ask to see the relevant parking space and walk from there to the apartment, including any doors, steps and lifts.

  1. 01

    Parking and arrival

Confirm which space or spaces belong to the unit, the access arrangements and any visitor-parking rules. Check how you would unload shopping or manage a stroller.

  2. 02

    Lifts and accessibility

Test the route at a useful time and note steps, thresholds and door widths if access matters to your household. Do not infer step-free access from the fact that the home is an apartment.

  3. 03

    Shared facilities

Emaar lists a swimming pool and health club among Acacia’s amenities. Check the current facilities serving the particular building, their access rules, condition and opening arrangements.

  4. 04

    Building management

Ask how maintenance requests, deliveries and move-ins are handled. Check the common areas and request information on known works that could affect access or day-to-day use.

Developer-described amenities: Emaar’s Acacia page. Access and current operating arrangements should be confirmed with management.

Before you set your budget

Ask for the costs
of this apartment.

There is no unit-specific Acacia service-charge figure in this guide. Use documents for the apartment and the relevant period rather than a general number from a listing or community summary.

  1. 01

    Service charges

Request the latest statement, the period it covers, the calculation basis and an explanation of included services. Ask about any separately billed items.

  2. 02

    Utilities and cooling

Confirm the applicable provider arrangements and what is billed separately. If billing history is available, check the period and occupancy behind the figures before using them in your budget.

  3. 03

    Repairs inside the unit

Look at cooling performance, plumbing, windows and balcony doors. Ask about known defects, past repairs and which responsibilities fall to the owner versus building management.

  4. 04

    Purchase and move-in costs

Ask the professionals handling the purchase for an itemised transaction estimate. Keep furnishing, planned repairs and any applicable move-in requirements separate from recurring expenses.

Use the official lookup as a starting point.

The Dubai Land Department Service Charge Index has project, usage and year fields. Match the relevant record and period, then reconcile the result with the property’s documents. We have not retrieved an Acacia rate for this guide.

Bring a clearer brief

Your Acacia
viewing checklist.

  1. 01

    Before the appointment

Request the unit’s floor plan, building identification, current charge information and occupancy or handover position. Write down the questions that affect your decision.

  2. 02

    Inside the home

Check furniture fit, storage, natural light, noise and usable balcony space. Inspect the rooms you would use every day, not only the most photogenic view.

  3. 03

    Around the building

Walk the parking-to-door route, inspect relevant shared facilities and test your actual route to work or other regular destinations. Check school availability directly if it matters to your move.

  4. 04

    Before moving forward

Clarify unanswered cost, condition and timing questions with the appointed professionals. Confirm when possession would be possible before arranging a move.

Acacia buyer questions

A few useful answers
before your viewing.

Where is Acacia in Dubai?

Emaar identifies Acacia as an apartment development within Dubai Hills Estate, with a setting by Dubai Hills Park. For the wider location, read our Dubai Hills Estate guide.

What apartment sizes does Acacia offer?

Emaar describes one-, two- and three-bedroom apartments. This guide does not publish verified floor areas for individual units. Request the exact floor plan and area breakdown for any apartment offered to you.

Does every Acacia apartment have a park view?

Do not assume that every unit has the same view. Emaar describes a park-facing setting, but you should check the outlook from the exact apartment, its floor and orientation, and the rooms you would use.

What are the service charges in Acacia?

Confirm the current charge information for the exact property and period through the relevant documents, management and official lookup where applicable. We have not retrieved a unit-specific rate and do not publish an Acacia-wide estimate.

Can I move into an Acacia apartment immediately?

That depends on the specific property’s occupancy, condition and transaction arrangements. Confirm the documented possession or handover position with the appointed professional before committing to a move date.

Can I compare Acacia with Maple?

Yes, but start with your household’s needs. Acacia is an apartment example and Maple is a townhouse example. Our apartments vs townhouses guide compares layout, access, outdoor space and ownership-cost questions.
